Things That I've Repaired:

• Fixed foundation leak into the basement apt: $1500

• New floor in basement apt

• New washing machine

• New dryer

• New stove in the cabin

• Newer parts on oven in upstairs apt

• Cut down several trees on the property

• Just put up a bunch of cedars in the front of the house; gotta take new pics)

• Lots of little things

• Put up new gate, put in high-efficiency furnace & better water heater, have done lots of landscaping, just painted the front & back stairs, repainted cabin, etc

Things That Might Need To Be Repaired or Done:

• Eavestrophs probably need to be cleaned out (did MOST of them recently)
• The cabin window should probably be replaced in the next few years
• Need at least one more tree cut/trimmed a bit

Things That I Don't Think Need to Be Fixed:

• No, the roofs don't need to be done

• No, the windows don't need to be done; sure, the cabin windows are old, but they're not broken, right?

• My current mortgage rate: 4% (variable right now)

• "Are the tenants on leases?"  4 are on leases

• Number of hydro meters: there are 2.  One services the 4 units in the main house.  The other is on the cabin.  I don't charge that tenant for hydro or water separately, but I (you) COULD.

• Major intersection: Major Mac & Yonge

• The laundry room does not have a coin laundry.

• "How big is the lot?"  50 feet by ?? (Also, I pulled title in the Summer and found that I also own 7 feet PAST MY FENCE into the old guy's yard to the west of my house)

• "How big is the house?"  I don't know.  Bring a tape measure. Maybe 2500sq feet of living space? The cabin is maybe 800?

• "What is the address? Can I go take a quick spin around the area and look at the house from my car?"  Yeah, I guess that'd be ok.  Email me with some other serious comments/questions first, and then ask for the address.

• Is the house registered with the city?  Yes, I just got papers and they're certified by the town clerk!
